BOUNDARY SURVEY SERVICES

Boundary surveys define the legal limits of a property. They support construction, land development, real estate transactions, and can help resolve boundary disputes.

This includes Title Surveys used in typical real estate transactions to confirm boundaries and support title insurance, TSPS Category 1A Surveys meeting Texas standards for urban and suburban sites, and ALTA/NSPS Land Title Surveys providing standardized detail for commercial transactions and due diligence.

While each type serves a specific need, they all rely on the same precise boundary determination.

LAND DIVISION, PLATTING & SUBDIVISION SERVICES

Building on defined property boundaries, land division and subdivision services address how land is legally reconfigured into new parcels, tracts, or lots.

Platting may be required by local jurisdictions to support land subdivision, development, boundary adjustments, or property division. This can include documenting existing lots, creating new lots, dividing land, or modifying existing parcels to meet development standards.

ELEVATION CERTIFICATES

An Elevation Certificate documents a building’s elevation in relation to flood zones. It supports flood insurance, permitting, and flood zone revision requests. Accurate elevation data helps property owners meet regulatory requirements and may even reduce insurance premiums.

TREE SURVEYS

Tree surveys record the location, species, and size of trees on a property. They are often required for site planning, tree preservation, and municipal permitting.
